Lazap Electrical Contractors provide Landlords access to qualified and reliable Electricians to carry out inspections to their properties. These inspections are known as 'Periodic Inspection' or 'Electrical Installation Condition Report'.

The inspection will identify:

- If any of your electrical circuits or equipment are overloaded

- Anything that is potentially at risk of giving electric shocks.

- Any fire hazards

- Any defected electrical work

- Any lack of earthing or bonding

Tests will be carried out on fixed wiring and electrical equipment to ensure that they are safe for your tenants. In addition to this, a schedule of circuits will also be provided, this is invaluable to a property.

Guidance For Landlords

It is important that you are aware of the landlord and Tenant act 1985 which requires:

- That the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration.

- That a House in Multiple Occupation (HMO) has a periodic inspection carried out on the property every five years. If your property is not an HMO, you are not legally obliged to do this. However, we recommend that a periodic inspection and test is carried out by a registered electrician on your rental properties at least every five years.

- That any appliance provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law)

Electrical condition Reports and PAT testing will help you meet this requirements. It is your responsibility not the tenants to ensure this tests are carried out.

Who should carry out the EICR? And what happens?

Electrical Installation Condition Reports should only be carried out by a fully certified and competent Electrician. They will check the condition of the electrics in accordance to the UK standards for the safety of electrical installations - BS 7671 – Requirements for Electrical Installations (IEE Wiring Regulations).

All of our Electricians are fully qualified to carry out Electrical Installation Condition Reports and are registered with NICEIC. For Electrical Certificates and PAT testing a 10% discount will apply on our second job with you.
